Evergreen Income and Growth REIT

The objective is to acquire, manage and reposition a diversified portfolio of senior living, self storage, and other commercial properties.

The REIT intends to acquire properties located in suburban and urban areas using a combination of cash, debt, and/or exchanging units of limited partnership interests in the REIT’s operating partnership via an UPREIT transaction or through joint ventures or other co-ownership arrangements.

Evergreen Realty Group will be the REIT’s Advisor and responsible for managing the REIT’s day-to-day business affairs and assets, as well as carrying out the Board of Directors’ policies. The Advisor was formed in 1984 to act as a general partner of real estate limited partnerships, limited liability companies and other entities. The Advisor currently acts as general partner of three limited partnerships and as an advisor to six other entities including Evergreen Realty REIT, Inc.

The Real Estate Life Cycle

The REIT intends to acquire and finance properties that are substantially leased, but may require capital infusion and proactive property management in order to achieve an improved position in the marketplace. The properties will be located in suburban and urban areas that in the judgment of the REIT’s Advisor provide market stability and growth opportunities. Properties to be acquired by the REIT are likely to be in select areas that may include locations in the Midwest and Southwest where the Advisor or its affiliates have a presence. The REIT intends to hold the properties for an estimated four to eight years prior to refinancing or sale.

Properties will generally be in the $3 million to $15 million range. Targeted types of real estate investments will include multifamily, self-storage, senior living and, to a lesser extent, other types of commercial properties. Management believes that these types of properties offer the potential for repositioning and opportunity for value enhancement. The REIT plans to search for niche properties that are normally beyond the range of individual investors, but below the preferred range sought by institutional investors.
